NNN Cap Rate Analysis: How to Value Triple Net Properties

What a NNN Cap Rate Actually Measures

A NNN cap rate measures the relationship between a property's net operating income and its purchase price.

Cap rate = annual NOI / purchase price

If a triple net retail property produces $120,000 of annual NOI and sells for $2,000,000, the cap rate is 6.0%.

That formula is simple. The hard part is deciding whether the NOI is durable. In NNN property valuation, a low cap rate can be reasonable when the tenant is strong, the lease term is long, and rent grows predictably. A high cap rate can be a warning sign if the rent is above market, the lease expires soon, or the tenant credit is weak.

Cap rate is not the value by itself. It is the starting point for asking better questions.

NNN Cap Rate vs. Other CRE Cap Rates

Triple net properties often trade differently than office, multifamily, or value-add retail because much of the operating expense burden sits with the tenant. In many NNN leases, the tenant pays taxes, insurance, utilities, and maintenance directly or reimburses the landlord through CAM, tax, and insurance charges.

That can make the income stream look cleaner, but it does not remove risk. The risk shifts toward lease quality, tenant credit, remaining term, and re-tenanting value.

Use this comparison when reviewing a NNN deal:

| Factor | Why It Matters | |---|---| | Tenant credit | Stronger credit can support lower yield expectations | | Remaining lease term | Shorter term usually increases rollover and financing risk | | Rent vs. market | Above-market rent can inflate NOI and resale value | | Escalations | Fixed or CPI bumps protect future income | | Expense language | Weak NNN clauses can turn "net" income into landlord leakage | | Building reuse | Single-purpose buildings carry higher vacancy risk |

Tenant Credit Changes the Cap Rate

Two properties can have the same rent and the same building size but deserve different cap rates because of tenant credit.

An investment-grade national tenant with a long operating history, corporate guaranty, and 12 years of remaining term will usually price differently than a local operator with three years left and no meaningful guaranty. The first property may feel more like a bond with real estate attached. The second may be a real estate bet with tenant risk attached.

For franchise tenants, do not stop at the logo on the sign. A recognizable brand does not always mean the lease is backed by the franchisor. Confirm whether the guarantor is the franchisee, an operating entity, a parent company, or an individual.

Lease Terms That Move NNN Valuation

Cap rate analysis should include the lease clauses that affect future NOI.

Review these items before relying on the quoted yield:

A property with a 6.5% cap rate and clean 10-year lease may be stronger than a property at 7.25% with two years left and uncertain renewal economics. The quoted cap rate only reflects year-one income. The lease determines whether that income lasts.

Cap Rate vs. NOI vs. Cash-on-Cash Return

Landlords often mix these metrics together.

NOI is the property's annual operating income before debt service, income tax, depreciation, and owner-level capital structure. Cap rate converts that NOI into a valuation measure. Cash-on-cash return measures the investor's return on actual cash invested after financing.

For example, a property may have:

Do not use cap rate as a substitute for loan underwriting. A deal can look fine on cap rate and fail on debt service coverage if the loan is expensive or the rent stream is weak.

Common Cap Rate Mistakes in NNN Deals

The most common mistake is treating broker NOI as final. Before you value a property, rebuild NOI from the lease and the actual rent roll.

Watch for:

If the lease says the tenant reimburses taxes and insurance, confirm the payment history. If the tenant maintains the roof and HVAC, confirm the service records. Cap rate depends on income quality, not just income amount.

NNN Cap Rate Review Checklist

Before buying, refinancing, or selling a triple net property, document:

This checklist forces cap rate analysis back to the lease. That is where the value is created or lost.

How PigJet Supports Annual NOI Review

Cap rate analysis gets easier when rent schedules, reimbursements, critical dates, and lease obligations are not scattered across spreadsheets. PigJet helps NNN landlords track rent changes, CAM recovery, tax and insurance obligations, and lease dates in one place.

That matters because valuation is not a once-a-decade event. Every rent bump, renewal notice, reimbursement error, or tenant credit change affects NOI and future buyer confidence.

Use the NNN lease management workflow to keep the lease data current, then review NOI annually before lenders, buyers, or tenants force the conversation.
